Event discipline applied to permanent spaces

Fit-out and event production share a problem: a fixed opening date that will not move. We work to event deadlines every week, and we apply the same planning discipline to retail and office projects — sequenced trades, prefabricated joinery and a schedule built backwards from handover.

Our scope covers retail units and shop fit-out, showrooms, offices and workplace refurbishment, mall kiosks and permanent brand spaces: partitions, ceilings, flooring, joinery, counters, display systems, lighting, finishes, signage and brand elements.

Because joinery and metalwork are produced in our own workshop, much of the build happens off site and lands finished. That shortens the time the space is closed and reduces the disruption in occupied buildings and trading malls.

Where we deliver fit-out

We deliver commercial fit-out in Riyadh, Jeddah, Dammam and Al Khobar in Saudi Arabia, and in Manama and across Bahrain.

Shopping mall work is planned around centre rules: approved drawings, hoarding, night working, delivery windows and strict handover conditions. We have built inside operating malls often enough to plan for these from the outset rather than negotiating them mid-project.

For brands rolling out several locations, we standardise the joinery package and finishes so each new store matches the last, and reduce cost per unit as the roll-out continues.

How a fit-out runs

  1. 1. Survey & brief — Site measurement, existing services, landlord conditions and brand standards.
  2. 2. Design & drawings — Layouts, elevations, finishes schedule and detailed joinery drawings.
  3. 3. Approvals — Landlord, mall and authority submissions, including MEP and fire requirements.
  4. 4. Off-site production — Joinery and metalwork built in our workshop while site works proceed.
  5. 5. Site works & install — Trades sequenced to the programme, with progress reporting and snag control.
  6. 6. Handover — Cleaning, testing, snag close-out and documentation for opening.

Fit-out — common questions

Do you work from our brand's fit-out manual?

Yes. We build to brand standards and specified finishes, and we flag anything that conflicts with local regulations before work starts.

Can you work at night in an operating mall?

Yes. Night working, hoarding and controlled delivery windows are normal on mall projects and are built into the programme.

Do you handle landlord and authority approvals?

Yes. We prepare and submit drawings and documentation for landlord, mall management and authority approval.

Can you deliver a multi-store roll-out?

Yes. We standardise the joinery package across locations so each store matches and later units are quicker to deliver.

Do you provide MEP works?

We coordinate mechanical, electrical and plumbing works within the fit-out package, using specialist subcontractors under our management.
